I spent 100 dollars on REI Elements pants in late 90's and they're obsolete now (they lasted that long). This is a moderate attempt at a lesser cost replacement, without knowing exactly how the fabric would feel on my skin. This is a little more plastic like (they swish), but they're going to be very waterproof for sure TCore LX lamination, Mini Ripstop and 100% Taped seams is very neat and clean too. The abundance of zippered pockets is nice but they're mesh so can't carry much of value, and there's a rain flap over rear so thats a plus. The most awesome feature is the dual side leg zippers which allow for easy access to pants underneath or removal. The leg openings have very clever draw string and latch/Snap for keeping wind out. but the waistband has no drawstring and relies on velcro and two snaps (due to 100% side zippers) and isn't as adjustable, but it works ok. If you're wearing pant's underneath you should get a size over usual. These Red Ledge look good as well, not like cheap parachute pants. I like being waterproof, as it rains all the time here.

Great addition to my daughter's Chicago wardrobe. She's having a lot of her fellow students asking her where she got wind pants that zip off! Wind chill has dropped into the minus 20s a couple of times, and these pants have changed bone chilling cold to minor discomfort. The medium fits with room over her clothes. She's a size 8, so expect the sizes are running a little small.

Great rain pants for the price. I bought them to wear over some thermals as a temporary replacement for snow pants before a major snow storm, and it worked like a charm. I would be concerned about the full side zippers if I stayed out all day, but for just shoveling, these pants plus gaiters sealed me in just fine.
One reviewer mentioned that the zippers do not fully unzip -- this person is wrong (unless they have an older model or something). They do fully unzip but the two halves disconnect at the top, not the bottom. This is actually better, IMHO, as zippers that connect at the bottom have a tendency to split open with the flexing of the boot.
I was never able to find a size chart, so let me try to help out. I'm a male, 5'3", 130" lbs, 31" waist and 28" inseam. I usually buy men's XS but bought S after seeing that these run small, and indeed i would say they fit like an XS probably would. they fit me very well around the waist, i have a lot of room to go smaller and could go up to maybe 33". the inseam is a bit long for me, probably 30-31", but with gaiters this is not a problem.

These are great pants, work as intended, and have some great features as noted in other reviews. My pair was purchased in November for weekly hikes in the White Mountains (NH). That being said, they had a few rips and tears within a few weeks, as well as "butt abrasion" from the occasional accidental fall (and sometimes an intentional "butt slide"). I've kept them alive with Tenacious Tape patches, but these may be a pair per season purchase.

Impressed with these pants. I've only had them out a couple times, but they seem rugged, durable and waterproof. I wear them over a thermal layer, they would probably fit over jeans as well, but this might limit your freedom of movement. The seams are tough, the zippers are sealed and protected, the leg zippers are protected by a snap clasp at the bottom of the leg that is effective at keeping the zippers zipped.
