This stuff isn't cheap, and it's not particularly easy to work with, but it's the best caulk we've found for long term guaranteed no leaks. It's very sticky and one little bit on your knuckle will seem to spread and attach itself to everything...jeans, tools, fingers, hair...yeah, a mess, but oh so good. Stays flexible forever and won't peel off no matter how hard you try. We once tried to remove a set of patio doors that we had caulked in, literally had to sawsall the caulk because it held so well that a large crowbar wouldn't pry the stuff loose.

Best roof sealant bar none. i have tried many others with this seals (even when wet and freezing) and forms a pliable bond that is (very) difficult to cut or break, once set. Have used many times for repairs and leaks and it does the job.
