Kinda flimsy in the wind
Peter Olson✓ Verified Purchase•August 26, 2023
It is a good way to add a screen room to your rv. However, the tension arms are VERY flimsy. Here in Florida when we get a strong wind, they blow right off the mounting points. We duct taped them to the awning support to get them to stay. It is not waterproof either. It reduces rain getting in, but we still get puddles inside the tent when it rains.
Good idea, wish it was sturdier.

Must google instructions

The instructions are nonexistent. But there are a couple of very good videos on YouTube that show you how to set it up. Me and my sis had it set up in about an hour and a half. Of course now that it's set up it only takes minutes to put up now. I love the clear windows. I can leave the window of my RV open and the air conditioning goes into the room.. doubled by living area.
Definitely adds external space.

Overall, it is durable. Material does keep rain and elements out.
A few pointers to assist in longevity... add extra support to awning arms so weight is not solely on awning fabric. Make a separate support beam to support the rooms beams.

This thing is a beast!

I bought this in 2019. Since then I've used it in Massachusetts, North Carolina, and Arizona for 6 months in each state. It has been the best purchase I've ever made for my camper. Not only is it really useful with all the extra space, but it's beautiful and everywhere we go people ask us where we found it.
Now I'll tell you the good stuff and then the bad stuff.
We have a 22' automatic awning that is not adjustable, this sits fine off of it. It has been on there for months at a time during all kids of weather (including a NC tornado) and has never damaged or bent it at all, that being said I suppose it depends on the quality of the actual awning.
Set up is actually pretty easy, I recommend watching a YouTube video like I did for first set up, makes it way easier.
It washes very easily. It was a rainy summer in M.A. and our campground is in the woods, it got alot of green mold stuff on the top side panel. We sprayed it with dish soap and vinegar and scrubbed a little and it was gone. The bottom half under the windows is a rubberized material so it washes well also. We've used it as an extra "bedroom" for guests and it holds heat from a small space heater well, which is nice for cooler months. The windows have sewn in screens, then plastic on the outside that can be rolled up or zipped down for rain. the inside has privacy material that can also be rolled down or zipped up. The panel that sits against your camper to cover the tires and underneath is held on by clips that can be stuck on or screwed. It also comes solid so you can cut out around your stairs.
The bad-ish-
The worst part if this is the way the side panels attach to the camper. They poles are great in theory but never seem to be tight enough. Our fix was to put everything up, then roll the awning in just slightly until it was snug. Also, the side panel top attaches with clips to the awning then folds under the awning, at first it did ok but after a month the stiff material that's supposed to hold up sags so there's an opening for rain on each side. Our Fix- we use heave duty velcro to hold it on to the awning on the inside. Also we use velcro on the side where it lays against the camper to get it really tight there.
The door. It's a pain to leave it down and have to push through one side or the other and zip it every time behind you. You can roll it up to the top but then it's open for bugs/mosquitoes etc. Our Fix- We bought one of those magnet screen door things, you know "as seen on tv" and it velcros right to the awning bar and the sides of the room. It really works well, closes behind you and keeps the bugs out! The last thing is the stake ring material breaks(comes un-sewn) pretty easily but because our awning is always at the same height, we just stake right through the bottom of the panels where the stake material is but on the INSIDE of the room instead.
All in all it's a very well made, well designed room that almost doubles your rv living space. You may need to Mcguire a few things to make it work for you but nothing we did was very time consuming or expensive and definitely wouldn't stop me from buying another someday. The pics are new and we've used the thing full time in all weather and it looks as good as the day we bought it.

Use Awning supports with this product!
Garry✓ Verified Purchase•June 9, 2023
Some things to know, I'm using this Carefree product with my 18' Solera Awning. The RV Awning Room weighs over fifty pounds, I would not recommend use it without using the awning support kit (Carefree HD Stabilizer Awning Support Pole Kit - R019399-002). [See supports in attached pics] The Awning Room worked great. I put it up (by myself) in under an hour (I watched a tone of You Tube Videos' prior to purchasing and it went up exactly as expected), I never even looked at the directions. I found its assembly to be very intuitive, however, I am 6'-2" and I still needed a short ladder to install and teardown the RV Awning Room .
The horizontal side sheet support bars hang off of the awning track at the trailer and extend out to the extended awning roller bar/tube, held in place by pressure (like a compression shower rod). The support bars kept sliding off of the awning roller tube so I ended up tying them in place with a foot or two of paracord.
We had two full days of rain with little wind when we were camping and other then some tiny leaks here and there (side of awning and at trailer), no real issues. The upper fabric is very light, much like what you would have with a tent (assume it is so light to minimize the weight hanging off the awning). The windows are a heavier clear plastic and the lower section is a heavy canvas/vinyl material. The plastic windows unzip and roll up from the outside, while the inner tent canvas unzips to roll down on the inside exposing the screen that is sewn in place.
All and all, it worked great and I am very happy we got it. We used it as a mud-room where we could take off our wet shoes and clean up before entering the camper. We also used it as a TV room where we could watch some of the bowl games with other camping friends. It nearly doubles our indoor camping space.
